A residential development is in the works at 2237 W. Roscoe, having received approval from the Zoning Board of Appeals and a demolition permit to clear the site in preparation for new construction. Planned by Garner Development, the project site is located at the southwest corner of the intersection of W. Roscoe St and N. Bell Ave.

Designed by a+c architects, the four-story residential development will have six large condominiums with either a combination of four-bedroom and five-bedroom layouts. The homes will include large outdoor terraces and private elevator entries. A parking garage on the ground floor will have 12 parking spaces so each unit has two spaces.

The Zoning Board of Appeals approved variations to reduce the rear setback from the required 30 feet  to 2 feet and to increase the building height from 36 feet to 39.58 feet for the project.

With a demolition permit issued, the existing three-story building on the corner will be demolished to make way for the new development. Brophy Excavation will lead the demolition work. According to the developer’s website, deliveries are expected in Summer 2026.
