Almost four years(!) after breaking ground in September 2017, River North's slow-to-materialize Bentham condominiums appear to be entering the home stretch. Located at the northwest corner of Erie and LaSalle, the 14-story development features just 31 large for-sale residences.

Designed and developed by Chicago-based builder-architect Sedgwick Development, the Bentham project replaces the former Erie-LaSalle autobody shop, which has since relocated to River West. The new structure is clad in a glass and white-colored panel facade and features ground-floor retail and a residential lobby topped by a parking podium and 11 levels of condos.

The three-bedroom residences start in the low $1 million price range and include amenities such as a 24-hour doorman, concierge services, bike storage, and dry cleaning dropoff. Initial renderings of Bentham showed a 15th-floor amenities penthouse connecting to an outdoor pool on the building's roof, but those features appear to have been removed altogether. 

While on-site signage lists a "summer 2021" delivery date, it's already July and there appears to be plenty of work left for general contractor Alpha Construction Services to complete. Let's hope that Bentham's well-heeled luxury buyers are as equally blessed with both money and patience.
