Diners visiting the sidewalk cafe at West Loop's Monteverde restaurant may notice a flurry of construction this summer as a six-story condominium building takes shape across the street.
Developer ZSD Corp is one step closer to breaking ground on the $20 million project at the northwest corner of Madison and Carpenter streets after the Zoning Board of Appeals approved a pair of variances earlier this month, reported Chicago Yimby.
Dubbed "Madison + Carpenter," the development will include 13 for-sale luxury residences, each with four or five bedrooms. The ground floor will house a lobby, retail space, and garage parking for 24 vehicles.
The project replaces a pair of single-story commercial buildings home to Herzog Store Fixture Co. and the longtime shuttered Phil's Tavern—a rare surviving artifact from when this now-trendy stretch of Madison Street was Chicago's Skid Row.
The contemporary glass and metal-clad exterior of Madison + Carpenter comes courtesy of Sullivan Goulette Wilson Architects. The design firm also partnered with ZSD on the upcoming Peoria Green condo development at nearby 123 S. Peoria Street.
Although the overwhelming majority of newly constructed residences in the West Loop have been rentals, for-sale developments have still managed to carve out a niche for themselves. Last month, work began on the 72-unit CA6 project at 311 S. Racine Avenue.
Madison + Carpenter is expected to break ground this year and welcome homeowners in 2023.
