Sterling Bay and Affinius Capital recently held a ceremonial groundbreaking at Pulaski 55 Logistics Center, its latest industrial project in Chicago, which will bring 147,500 square feet of modern industrial space to the Archer Heights neighborhood. Located at 4510 W. Ann Lurie, the development is slated for completion in December 2024.
Strategically situated on a 7.5-acre land parcel with direct interstate frontage on I-55 and offering convenient access to downtown Chicago, Pulaski 55 Logistics Center is set to enhance the surrounding community by creating job opportunities, fostering economic growth, and delivering needed industrial space to the Chicago market.
“This project exemplifies Sterling Bay's nationwide strategy focused on infill development in major population centers,” said Scott Gibbel, Managing Director of Sterling Bay’s industrial division. “We are observing substantial demand from manufacturing and distribution users for modern industrial facilities in high barrier to entry, urban markets. The groundbreaking of Pulaski 55 Logistics Center marks a major step forward in expanding access to functional industrial spaces in Chicago and growing Sterling Bay’s portfolio of Class-A industrial assets.”
Once complete, the LEED-certified project will span 147,500 square feet, and feature modern amenities tailored to meet the needs of the City of Chicago’s growing demand for modern industrial space. Designed for seamless logistics, Pulaski 55 Logistics Center will feature up to 29 loading docks, a fully secured truck court, 36-foot ceiling heights, and two overhead drive-in doors. Pulaski 55 Logistics Center will support sustainable operations by including two EV charging stations, upgraded steel components for future solar panel integration, curated landscaping to enhance the property’s exterior, and energy-efficient fixtures in both the warehouse and office space.
