Trader Joe’s plans new location at 6200 W. Higgins

Trader Joe’s has announced plans to open a new location in Jefferson Park at 6200 W. Higgins. Formerly home to a CVS Pharmacy, the triangular property is bound by W. Foster Ave, W. Higgins Ave, and N. Melvina Ave.

Under the proposal, Trader Joe’s would buy the 1.4-acre parcel and demolish the current 22,500-square-foot building on the site. Designed by OKW Architects, a new 15,500 square foot store would be built at the southeast corner of the parcel served by 106 parking spaces on the property. 

The project also includes the need to vacate a city right-of-way, possibly an old bus lane or stop, that runs along a portion of the north end of the site. Trader Joe’s plans to purchase the right-of-way from the city.

The project is contingent on a zoning change as the site is currently zoned RS-2 which would prevent new commercial users for the parcel from attaining a business license or in some instances a construction permit. Plans call for construction to start the first quarter of 2026.
