In Uptown, a five-story building with 62 apartments has been cleared to break ground at the corner of Wilson and Kenmore avenues after scoring its first construction permit.
The project comes from developer Cedar St. Companies and replaces a surface parking lot and also includes the adjacent former Wilson Theater building at 1050 W. Wilson Avenue. The older structure most recently served as a bank but will eventually be renovated into the new home for the Double Door music venue, which was evicted from its longtime Wicker Park location in 2017.

The new building slated for 4600 N. Kenmore Avenue is designed by Level Architecture and features a contemporary exterior clad in aluminum composite panels and a glass storefront system for its ground-floor retail space. The transit-oriented development is located steps from the Wilson CTA station and will contain garage parking for 13 cars accessed via Winthrop Avenue.
The plan falls under an earlier version of Chicago's Affordable Requirements Ordinance (ARO), which requires 10 percent of the total 62 apartments to be offered below market rate. The development will include all six of its required ARO units on site.
Zoning for the project was approved by the Chicago Plan Commission in December and passed the full City Council in January.
