Chicago-based developer Base 3 Real Estate has unveiled plans for a new mixed-use development at 750 W. North. Located in Lincoln Park, the project site is situated just east of the intersection of W. North Ave and N. Halsted St with the CTA Brown Line L tracks curving around the north and east boundaries of the site.
Originally approved in 2018, the previous development scheme led by developer David Trandel would have stood eight stories tall with 92 residential units, ground floor retail space, and 10 parking spaces. Its Planned Development lapsed at the beginning of 2024, opening up the site for a new development scheme.
Designed by Red Architects, the new scheme will be a mixed-use development standing 5 floors tall. On the ground floor, the building will feature 2,381 square feet of retail space along W. North Ave with the residential entry behind accessed via a walkway around the retail space. A parking garage at the back will accommodate 15 parking spaces and residents will have access to a bike room as well.
The upper four floors will hold 48 residential units, planned to be rental apartments. The unit mix is expected to include 4 studios, 36 one-beds, and 8 two-beds. All residents will have access to a shared rooftop deck on top of the building.
Rising 63 feet tall, the five-story structure will be clad in stone at the ground floor with a brick facade on the upper floors. Stone trim will wrap the windows, and the facades will be topped with a stone cornice.
The development will need ZBA approvals for its transit-served location parking reduction, a loading berth reduction, and a rear yard setback reduction. A timeline for approvals and construction is currently unknown.
