A renovation permit has been issued for an office to residential conversion planned for a portion of the existing office building at 111 W. Illinois. Located along W. Illinois St between N. Clark St and N. LaSalle Dr, the project is being led by WindWave Real Estate and Path Construction.
With Pappageorge Haymes Partners serving as the architect, the plan calls for the conversion of office floors five through 10 into 153 residential units. The redevelopment will include a new residential lobby, a 1,700 square foot indoor amenity space and a 2,600 square foot rooftop terrace on the 10th floor. No car parking is included but 160 bike parking spaces will be included.
According to a report from CoStar, firms WindWave Real Estate and Path Construction recently completed the roughly $17 million purchase of the office portion of the building at 111 W. Illinois St. With the permit issued, Path Construction, who will also serve as the general contractor, can begin work on the $64 million conversion project. A timeline for completion has not been announced.
