A mixed-use development is being proposed at 1704 N. Milwaukee in Wicker Park. Planned by Senco Properties, the project site is located at the intersection of N. Milwaukee Ave and W. Wabansia Ave with the CTA L tracks running along the back side of the property. An existing strip mall and surface parking lot along the street on the property would be demolished to make way for the development.

Designed to stand seven stories tall, the proposed mixed-use development would have 58 apartments with 12 of them set aside as affordable, approximately 11,000 square feet of ground floor retail space, and 105 parking spaces.

The building has been designed with a three-story podium clad in brick with the 11,000 square feet of retail space on the ground floor as well as residential entry and associated uses. The second and third floors of the podium would hold the planned 105 parking spaces which would include 75 spaces earmarked as paid public parking with the remaining 30 spaces reserved for tenants.

The upper portion of the building will be setback from the podium in a diagonal floor plate for the upper four floors that will hold the 58 residential units, expected to include a mix of studios, one-beds, two-beds, and three-bedroom layouts. An amenity deck for residents will be located on the fourth floor and select units will have private balconies.

To allow for the scope of the project, the developer is seeking a zoning change for the site. The project was recently presented to the community and would need Alderman Waguespack’s approval to move forward and secure city approvals from the Committee on Zoning and City Council. According to a report from Block Club Chicago, if approved the development would take 12-14 months to build.
