The Chicago City Council has approved a mixed-use development at 6929 N. Sheridan. Planned by Chicago Equity Partners, the project site is located at the southeast corner of the intersection of N. Sheridan Rd and W. Morse Ave. The site is currently home to an existing building that was formerly the home of Leona’s Restaurant.

Designed by MC & Associates, the five-story building will stand 55 feet tall and feature 80 residential units and 3,600 square feet of retail space. The building will have 80 bike parking spaces in an interior bike room and 16 car parking spaces along the alley. A surface parking lot along the alley behind 1156 W. Farwell Ave will provide the project with another 25 parking spaces.

The building’s ground floor will have 3,600 square feet of retail space at the corner with the residential entry off of N. Sheridan Rd. The remainder of the ground floor will have eight residential units, a bike room adjacent to the residential lobby, and mechanical spaces.

The upper floors of the building will have eighteen apartments per floor, with a total unit count of 80 units. The project’s unit mix will include 44 one-beds, 28 two-beds, and 8 three-beds. To meet affordability requirements, 16 of the units will be set aside as affordable.

With City Council approval secured, the site will be rezoned from B3-1 to B2-5. Before the project is fully approved, a Lakefront Protection Ordinance application for the development will also need approval from the Chicago Plan Commission. A timeline for the project has not been announced.
