A zoning application has been filed for a mixed-use development at 3040 N. Lincoln. Planned by Pro Homes Inc, the project site is a midblock property along N. Lincoln Ave between W. Wellington Ave and W. Barry Ave. The parcel is currently occupied by a one-story structure that was formerly home to Rita Rugs.
Designed by MC & Associates, the proposed four-story mixed-use building would stand approximately 43 feet tall. The project would feature nine dwelling units, 1,300 square feet of retail space, eight parking spaces, and bike parking.
On the ground floor, the building’s street frontage will be occupied primarily by the 1,300 square feet of retail space in addition to the residential entry. The back of the ground floor will have an interior parking garage for eight cars accessed from the alley that also includes bike parking.
On the upper floors, each level will have three units, with a total of nine residential units. The project will have two two-bedroom layouts, five three-bedroom layouts and two four-bedroom units. Most units will have private balconies and there will be a communal rooftop deck on the fourth floor.
To allow for the scope of the project, the developer is seeking to rezone the site from B1-2 to B2-3. Approvals will be needed from the alderman, the Committee on Zoning, and City Council.
