A 28-story residential development is in the works at 1415 N. Dayton. Planned by Honore Properties and Peerless Development, the project site is located at the northeastern corner of W. Evergreen Ave and N. Dayton St. The developers were contemplating an adaptive reuse of the existing four-story loft building but will now demolish the building to make way for the new development.

Designed by bKL Architecture, the new proposal for the site would take shape as a 28-story residential tower with 340 residential units. To meet ARO requirements, 20%, or 68 of the units, will be set aside as affordable.

The building’s design will feature a six-story masonry podium with a glassy tower rising above it. Residents will have access to amenities within the podium, including a fitness center, coworking space, and a courtyard.

To allow for the scope of the project, the developers will be assembling air rights from surrounding properties to achieve the density of the proposal. Approvals for the proposal will likely be needed from the Chicago Plan Commission, Committee on Zoning, and City Council. 

As reported by Crain’s, the project’s developers are seeking to win City Council approval in March. If approved, the existing building would be demolished in a few months from now and the new construction would begin in the fall with delivery targeted for Spring 2028.
