A zoning application has been submitted for a mixed-use affordable development at 2525 N. Kedzie. Planned by Bickerdike Redevelopment Corporation, the project site is an angled parcel at the corner of N. Kedzie Blvd and N. Linden Pl. Located just south of Logan Square Park, the property is currently occupied by a one-story structure that is home to City Lit Books.
Designed by LBBA Architects, the two-building development will produce a total of 96 residential units, with 20 parking spaces and 96 bike parking spaces. The project will also include approximately 5,200 square feet of retail space likely in the building along N. Kedzie Blvd.
With a maximum height of 80 feet, the first building is sited along N. Kedzie Blvd stretching along N. Linden Pl. The seven-story building will be clad in precast panels with recessed painted panels. Sited on the southern portion of the property, the second building will be three stories tall with the same precast facade and structural system.
The developer is seeking to rezone the property from B3-3 to B2-3 with an overall Planned Development designation. Approvals will be needed from the Chicago Plan Commission, Committee on Zoning, and full City Council. As an affordable project, Bickerdike has applied for LIHTC funding to help finance the development.
