An affordable housing development is in the works at 7644 N. Sheridan in Rogers Park. Planned by 5T Development Partners, the project site is located at the northwest corner of N. Rogers Ave and N. Sheridan Rd and will replace an existing one-story building that stands on the site currently.

Designed by SEEK Design + Architecture, the five-story building is shaped by the atypical site that results from the angled streets coming together and then includes a long panhandle that reaches back to the alley. The design extrudes two blocks of the site in a V shape and carves the volume to bring scale down and create pedestrian connection. To maximize views, the facade along N. Rogers Ave is serrated to orient units towards the lake to the east.

The ground floor of the building will have approximately 1,700 square feet of retail space facing N. Sheridan and the corner with the lobby next to it facing N. Rogers Ave. The management office and community room will finish out the street frontage along N. Rogers Ave. 13 parking spaces will be located in the panhandle of the site reaching back to the alley and a bike room will provide space for 60 bikes. The center of the site will have a remaining triangular area that will be used for an outdoor playground area.

The upper floors of the building will be home to 44 affordable residential units, with 11 units per floor. The project’s unit mix will include 4 one-beds, 28 two-beds, and 12 three-beds with 3 units at 30% AMI, 24 units at 60% AMI, and 17 units at 80% AMI. Residents on each floor will have access to common laundry rooms and a rooftop deck will be available for residents.

With an estimated cost of $21 million, the project will be financed by the City of Chicago's affordable housing program using low-income housing tax credits (LIHTC) and will not use any HUD or CHA vouchers.

While the project complies with the existing zoning, the development will need Lakefront Protection Ordinance application approval due to its proximity to Lake Michigan. The developer plans to submit their application in January 2026.

As the project is seeking city funding, the development was approved to go to Phase 2 of the competitive application process, which is due January 9th, and the city will make its decision by the end of March 2026. If approval is granted, closing is projected for the first quarter of 2027 with an 18-month construction timeline after leading to a projected opening in 2028.
