Path Construction and development partner WindWave Real Estate has officially started construction on the residential conversion of 111 W. Illinois River North neighborhood. Located along W. Illinois St between N. Clark St and N. LaSalle Dr, the office building was initially built in 2008 and was formerly home to the offices for Salesforce and WeWork.
With Pappageorge Haymes Partners serving as the architect, the plan calls for the conversion of office floors five through 10 into 153 residential units. The development will offer a mix of studio, one-bedroom, one-bedroom + den, and two-bedroom units, all designed with larger-than-average floor plans and modern finishes.
Resident amenities will include an indoor-outdoor fitness and wellness center, hospitality lounge, a rooftop terrace with grilling stations and a fire pit, a pet spa, 160 indoor bike parking spaces, and a spacious coworking lounge. No car parking spaces will be provided.
The project marks one of Chicago’s first office-to-residential conversions since 2023 to advance without public subsidy, signaling continued private investment appetite for well-located adaptive reuse and urban revitalization projects.
“We have managed all elements needed to make this development a reality with focus and vigor. Our group, along with development partner WindWave Real Estate and investment partner Landrock, collaborated to complete closing earlier this week on the construction loan with Barings. Now we are excited to have our team commence the construction to bring this incredible transformation to life—turning a vacant office into vibrant, luxury living,” said Ric Krause from Path Construction.
“Construction will move fast,” Krause added. “We got a great jump start out of the gate by engaging design early on. We plan to deliver units in Summer 2026.”
