A full building permit has been issued for a residential development at 2237 W. Roscoe. Planned by Garner Development, the project site is located at the southwest corner of the intersection of W. Roscoe St and N. Bell Ave.
Designed by a+c architects, the four-story residential development will have six large condominiums with a combination of either four-bedroom and five-bedroom layouts. The homes will include large outdoor terraces and private elevator entries. A parking garage on the ground floor will have 12 parking spaces so each unit has two spaces.
The Zoning Board of Appeals recently approved variations to reduce the rear setback from the required 30 feet to 2 feet and to increase the building height from 36 feet to 39.58 feet for the project.
With the full building permit issued, Garner Development, who is also serving as the general contractor, can begin work on the new construction and proceed through completion. According to the developer’s website, deliveries are expected in late Summer 2026.
