A full building permit has been issued for a mixed-use development proposal at 2600 N. Clark. Planned by Chicago-based Initium Development, the project is located at the intersection of W. Wrightwood Ave and N. Clark St. A set of vacant one-story commercial buildings that occupied the property have been demolished.

Designed by SEEK Design + Architecture and Pappageorge Haymes Partners, the five-story building will hold 48 residential units and ground floor retail space. 10 of the units will be set aside as affordable at an average of 60% AMI to meet ARO requirements.

On the ground floor, approximately 3,500 square feet of commercial space will front N. Clark St and W. Wrightwood Ave with a new Foxtrot location expected to occupy a portion of the retail space. The building’s residential lobby will front W. Wrightwood Ave. Residents will have access to a bike room with 48 bike spaces and a ground floor parking garage with 10 parking spaces accessed from W. Wrightwood Ave and the alley on the north side of the property.

With the foundation permit already issued and the groundbreaking celebrated, the issuance of the full building permit will allow general contractor ENC Construction & Development to continue construction and work through completion. The project is expected to complete construction in 2027.
