Canadian developer Onni Group has filed a zoning application to develop a residential building in place of the approved office tower plan at 357 N. Green. Located at the southeast corner of W. Kinzie St and N. Green St, the vacant site is complicated by the Kennedy Expressway which runs underground at a diagonal.

Approved by City Council in July 2023, the original office tower plan for the site would have risen 484 feet tall with 650,000 square feet of office space. At the time, Onni Group was confident about the office project and had reportedly presented the scheme to a handful of potential anchor tenants.

Designed by SCB, the new zoning filing shows a revised residential scheme with 698 residential units, retail space, 530 parking spaces, and 698 bike parking spaces. To meet ARO requirements, 140, or 20%, of the units will be set aside as affordable.

Rising 640 feet tall, the design retains the landscaped transition from N. Green St up to N. Halsted St through the site surrounded by retail space. A parking ramp in the southwest corner of the site will be accessible from W. Kinzie St and N. Halsted St, connecting up to the parking garage similarly to the original proposal. The residential tower will rise from the parking podium with a sculpted form that widens as it goes up with balconies integrated into the metal and glass facade.

To allow for the new scope of the project, the Planned Development for the site will need to be amended. Approvals will be needed from the Chicago Plan Commission, Committee on Zoning, and full City Council.
