A series of full building permits have been issued for four buildings that make up the industrial development at 4300 W. Roosevelt. Originally one of the Invest South/West RFP winners during Mayor Lori Lightfoot’s tenure, the project is being developed by Related Midwest and 548 Enterprise. The site is bounded by Roosevelt Rd, and Kostner, Kildare and Fifth Avenues.
Designed by Ware Malcomb, two 181,760 square foot, solar-powered industrial warehouses with more than 50 dock spaces will occupy the majority of the site at 1153 S. Kostner and 4363 W. Fifth Ave. The two one-story precast concrete industrial buildings will be served by 150 and 196 surface parking spaces respectively.
Designed by Lamar Johnson Collaborative, the site will also include two innovation centers at the corners of W. Roosevelt Rd and S. Kildare Ave and W. Roosevelt Rd and S. Kostner Ave. These one-story structures will become headquarters for Black Men United and New Covenant Community Development Corporation designed to maximize opportunities for the neighborhood. Uses will include community meetings and events, workforce development programs and community creation and innovation.
An adjacent community park situated between the two buildings along W. Roosevelt Rd will provide community-based uses. The neighborhood park is designed to support activities such as markets, food trucks and pop-up stands.
With permits issued for all of the buildings, general contractor DSI can begin construction on the site and work through completion. The project was originally supposed to be completed in 2024, but an updated timeline has not been announced.
