A residential conversion is being proposed for a 1920s church at 2625 N. Talman. Planned by Mo2 Properties, the church was constructed in 1925 and was most recently home to the Bethel International Full Gospel Korean Church. The property is located along N. Talman Ave between W. Logan Blvd and N. Avondale Ave.
Designed by SPACE Architects + Planners, the project, dubbed Talman Lofts, will convert the church building into 16 new apartments. The 16 units will be split into 6 one-beds, 8 two-beds, and 2 three-beds. The layouts will take advantage of the vaulted church space to create duplex lofts with double height living spaces.
With units ranging in size from 580-1,380 square feet, rents would range from $2,000 for a one-bedroom apartment, $2,200-$2,500 for a two-bedroom apartment, and $3,200 for a three-bedroom unit.
The building’s main entrance will be on the south side of the building and include a mail and package area. The project will include three affordable apartments to meet ARO requirements. No parking is planned for the project, but bike parking will be included in the basement of the building.
The developers will need a zoning change to allow for the project, requiring approvals from 1st Ward Alderman LaSpata, the Committee on Zoning, and City Council. If approved, the conversion would take 12-16 months once permits would be secured.
