A residential development is being proposed at 4641 N. Ashland. Planned by Honore Properties, the project site is a current surface parking lot at the corner of N. Ashland Ave and W. Leland Ave adjacent to the former Our Lady of Lourdes School which is currently being converted into 42 apartments.

Designed by Kennedy Mann, the six-story metal and brick building topping out at 65 feet would include 96 residential units. The proposed unit mix is 12 studios, 66 one-beds, and 18 two-beds. 20% of these units would be affordable, in accordance with the ARO requirements.

On the ground floor, the residential entry will be located along N. Ashland Ave adjacent to the existing building, wth a bike room for 98 bikes located next to it. 35 parking spaces will occupy the interior of the ground floor with access via a curb cut on W. Leland Ave, screened by residential units facing N. Ashland Ave and W. Leland Ave.

The developer is seeking to rezone the site from RT-4 to B2-3 with a Planned Development designation. To move forward, they will need approval from Alderman Matt Martin, the Chicago Plan Commission, the Committee on Zoning, and City Council. If approved, construction could begin in June 2025 and wrap up by June 2026.
