A zoning application has been filed for a proposed residential conversion of a vacant church at 3300 W. Pierce. Presented to the community during a 26th Ward community meeting back in February, the project is being planned by Vandy Projects. Located in Humboldt Park, the vacant church is located at the corner of N. Spaulding Ave and W. Pierce Ave.

Designed by OTJ Architects, the project plans to convert the long-vacant church into 20 new residential units. The building will feature six one-beds, seven two-beds, five three-beds, and two four-bed units. To meet affordability requirements, six of the units will be set aside as affordable.

On the exterior, the project will include roof improvements, foundation repairs, window replacement, sidewalk repair, and a northeast-facing mural with community arts partners.

The project site will not have any car parking but will provide 20 bike parking spaces. To mitigate the impact of on-street parking from residents, the developer is planning to provide resident parking within a half-mile radius of the building.

To allow for the scope of the $5.5 million project, the developer is seeking to rezone the site from RS-3 to B2-5. Approvals will be needed from the local alderman, the Committee on Zoning, and City Council. If approved, construction would take 13 months to complete.
