Trammell Crow Company has unveiled their multi-phase, mixed-use assemblage dubbed Fulton Park Campus. Located in Fulton Market, the assemblage of properties and developments will deliver a combination of office, R&D/Lab, residential, and green space in the heart of Chicago’s Fulton Market neighborhood.
“Fulton Park Campus is designed to bring together TCC’s current and future world-class developments around an amenity-rich public park in Chicago’s Fulton Market neighborhood, which continues to attract some of the most advanced companies and talent in the world as an ever-growing ecosystem of advanced sciences and business innovation,” said Johnny Carlson of TCC’s Chicago Office. “With a roster of top-tier developments and public green space totaling more than two and a half million square feet, Fulton Park Campus will create a vibrant hub that provides the lifestyle quality and flexibility that today's workforce demands.”
Two properties, 1375 W Fulton and 400 N Aberdeen are the first and already completed properties within the assemblage. Fulton Labs at 1375 W Fulton opened in 2020 and is fully leased with premier tenants such as Portal Innovations, Xeris Pharmaceuticals, Charles River Laboratories, Dimension Inx., University of Chicago, MonoSol, Talis Biomedical, Vanqua Bio, Belay Diagnostics, etc.
The second building, 400 N Aberdeen, was delivered in mid-2022 and has also benefited from strong leasing momentum among some of the world’s most innovative companies and institutions, including Portal Innovations, the Chan-Zuckerberg BioHub, Illinois Institute of Technology, Mattiq, and more. Expertly designed for innovation and flexibility, 400 N Aberdeen includes advanced infrastructure for scalable lab and office spaces, as well as a collection of amenities that includes two private tenant balconies per floor, dynamic glass for maximum natural light, a rooftop bar and lounge, a 190-person collaboration and training center, a lobby with a café, and a fitness center with spa-quality locker rooms.
Located at 1114 W. Carroll is the campus’ 368-unit residential development, dubbed Flora. Set to launch leasing in the summer of 2024 the 34-story luxury apartment tower is developed by TCC’s residential subsidiary, High Street Residential with ESG Architects and Power Construction rounding out the team.
Flora residents will have access to more than three floors of amenities, including a club room; a golf and game simulator room; a fitness center and a yoga studio; a spa with a jacuzzi, as well as a sauna and a steam room; an outdoor second-floor amenity deck with grilling stations, outdoor TV’s and fire pits; rooftop pool deck with cabanas and fire pits; access to a private dining space with chef’s kitchen; a pet wash and dog run and a dedicated work-from-home area with sound recording booth.
Adjacent to Flora is Fulton Park. The overall campus is planned around the district’s only park, designed for community programming and set to deliver late summer 2024. As the only park in Fulton Market, Fulton Park will provide a dynamic retail environment, an outdoor lawn designed for concerts and shows; green spaces for relaxation and inspiration; a flexible design for city-planned events, as well as farmer’s markets and fairs; space for outdoor games and picnic tables and lounge chairs for a leisurely meal.
The fourth building of Fulton Park Campus is 1105 W. Carroll, a fully entitled commercial tower that will rise 26 stories and include 660,000 square feet of lab and office space. The building will offer floor plates ranging from 19,000 to nearly 40,000 square feet, with ceiling heights reaching 17’ on select floors, private balconies on every floor, and advanced technical infrastructure to support innovation. Tenants will have access to an extensive collection of amenities, including a fitness center with an indoor pickleball court; a spa-quality sauna; a sky terrace; various sports simulators; a grab-and-go market and a coffee shop/bistro; and a top-floor meeting space and speakeasy. On-site construction and demolition have already begun.
Fulton Park Campus includes two future phases spanning an additional 800,000 square feet of space, located at 1234 W. Fulton and 1152 W. Carroll. While details are slim, marketing materials show the buildings are planned for 2026 and two sample renderings are enclosed.
