The proposed mixed-use development at 5830 N. Broadway will reportedly no longer move forward, with the developer citing construction costs as the reason for halting the project. Planned by 1000/3 LLC, the project site is located midblock between W. Rosedale Ave and W. Ardmore Ave. The vacant property was previously an auto lot.

Designed by Nicholas Design Collaborative, the project was planned to consist of a five-story mixed-use building, down from six stories in its first iteration. The project was expected to have 18 residential units, 1,443 square feet of retail space on the ground floor, and 9 parking spaces.

As first reported by Block Club Chicago, the developer informed 48th Ward Alderman Leni Manaa-Hoppenworth’s office that they could no longer make the project work due to current construction costs and will sell the land. The team was seeking to rezone the site from B1-2 to B2-3 to allow for the project but never got beyond filing the zoning application
