The Chicago City Council has approved a mixed-use development at 2240 N. Milwaukee. Planned by Kiferbaum Development Group, the project site is a vacant site located at the southern corner of N. Milwaukee Ave and W. Prindiville St and backs up to CTA Blue L elevated tracks to the west.

Designed by Jonathan Splitt Architects, the mixed-use development will stand six stories and 80 feet tall, providing 50 dwelling units, 10 of them set aside as affordable, 5,500 square feet of retail space, 11 car parking spaces, and 50 bike parking spaces.

The project’s ground floor has been designed with the retail space occupying the entire N. Milwaukee Ave frontage and wrapping around to the W. Prindiville St. The residential lobby will front W. Prindiville St to the west of the retail space with associated mail room and package room. 11 car parking spaces will occupy the western edge of the building’s footprint and will be accessed from a vehicular driveway along the back of the building that connects to W. Prindiville St via a curb cut. A bike room with 50 bike parking spaces will also be included on the ground floor.

The upper five floors will have 10 residential units per floor with an overall unit mix of 5 studios, 20 one-beds, and 25 two-beds. This revised plan removed 5 studios and added 5 one-bedroom units. Residents will have access to an amenity space on the top floor in addition to an outdoor rooftop deck. An inset in the floor plate at the residential floors provides private roof decks to select units on the second floor and balconies to the same units on the upper floors.

With City Council approval secured, the site will be rezoned from C1-1 to B3-3. The developer can now move forward with permitting and construction. A timeline for the project has not been announced.
