The Chicago Plan Commission will review the mixed-use development proposed at 1338 W. Lake at its meeting later this month. Located at the corner of W. Lake St and N. Ada St, the project site is currently home to a pair of vacant connected buildings previously home to Hindman Auctions. Chicago-based developer CEDARst Companies acquired the nearly 36,000 square foot property for $6.5 million in May 2025.

Back in 2022, a zoning application was filed and then reviewed by the Committee on Design for a 320-foot-tall, 28-story residential tower on the property designed by SCB. The project was proposed to include 7,100 square feet of ground-floor retail space, parking for 200 cars, and 100 bike parking spaces.

Per the description provided on the Plan Commission agenda, the project has undergone some revisions, detailing the building as a 33-story structure, up from 28, with 321 residential units, up from 271 units. The project will have 7,800 square feet of retail space, up from 7,100, and 191 parking spaces, down from 200 spaces.

CEDARst was originally looking to rezone the site from M2-3 to DX-7 and convert it to a Planned Development. Now, the developer has shifted to looking to rezone the property to DX-10 instead of the previously planned DX-7. The proposal also includes a 3.8 FAR bonus. If approved by the Chicago Plan Commission, the project will proceed to seek final approvals from the Committee on Zoning and City Council.
